MongoDB, a global firm specialising in cloud-based databases, is the latest tech firm to confirm its affinity with Dublin as a letting deal progresses that would see a significant increase in its office footprint, React News can reveal.
The software firm has entered negotiations with Comer Group to let in the region of 45,000 sq ft at the Number One Ballsbridge development, according to several market sources. Asking rents for the building have been disclosed, but the deal is likely to reside in the high €50’s per sq ft. MongoDB is in discussion on building two.
The deal, which has not yet completed, would result in a circa five-fold increase in office space for MongoDB should the deal conclude.
The company came to Dublin in 2013 to establish its EMEA headquarters in the city as part of an aggressive growth plan and announced a doubling of its Dublin staff in 2017. MongoDB, one of the internet’s foremost database architectures and key player in the internet of things, currently leases less than 10,000 sq ft at the Shelbourne Buildings, in Ballsbridge.
Comer coming out on top in Ballsbridge
Number One Ballsbridge is located on the controversial former veterinary-college site bought more than five years ago by the Comer Group for a reported €22.5m. It was acquired from a boom-time developer Kintene, which is thought to have paid over €170m for the site.
Comers’ plans for the site include the delivery of 88 prime residential units, a five-star leisure facility alongside the office space. Number One Ballsbridge offers a total of 135,400sq ft of Grade A office space across three blocks.
The Comer Group looks to have set a new benchmark for Dublin’s office rental market with the letting of a penthouse floor at Number One Ballsbridge to Coca-Cola for €101 per sq ft, according to a report in The Irish Times. Comer also secured Avolon, a leading aviation company, for 75,000 sq ft of offices in building one in 2017.
Cushman & Wakefield and JLL are the retained agents on the office space; while CBRE is understood to be advising MongoDB.
